Selling the Kansas P5 Ranch, largest adjoining ranch in Kansas
Mitch Keeley and Adam Hann, both licensed Land Specialists in Kansas with Whitetail Properties, recently celebrated a significant achievement as they played pivotal roles in selling the P5 Ranch, the largest contiguous ranch in Kansas. The P5 Ranch, located in Hamilton and Kearny counties west of Garden City, spans an impressive 44,923 +/- acres, encompassing prime cattle, farm, and recreational land.
The ranch can accommodate 6,500 to 8,000 head of cattle and includes pivot irrigated and dryland tillable ground, over 17 miles of Arkansas River frontage for mule deer, elk, and whitetail hunting, a 36-acre lake supporting waterfowl and upland birds, as well as a log cabin for hunters and four ranch houses for employees.
Hann and Keeley noted that they rarely represent a property that encompasses all three categories of farm, cattle operation, and recreational land, particularly in Kansas.
While Whitetail Properties did not disclose the selling price for the Kansas P5 Ranch, they described it as “top of the market” for a ranch property of this size. Notably, a similar-sized ranch of approximately 50,000 acres sold in South Dakota in January 2023 for around 37 million.
In a departure from the traditional approach, the two brokers opted not to run a widespread advertising campaign for the property. Instead, they invested two months in identifying the right buyer. This approach involved multiple meetings between the prospective buyer and the previous owner, fostering a positive relationship from the outset.
The decision to sell the ranch was motivated by the former owners’ desire not to burden the next generation with the responsibility of selling or transferring the property.
